Use Zonavra Pro for your own professional work, with one person per account. Scraping, bulk downloading, resale and redistribution are not allowed. Team accounts and API access are not offered.
Payments, VAT and invoices are handled by Paddle, our Merchant of Record. You can cancel any time in your account.
For professionals: a 72-hour preview on request
E-mail support@zonavra.com with the subject "Preview" and the e-mail address you will sign in with (new accounts only). That asks JL Apps LLC to send you one e-mail with a personal preview invitation and up to five feedback questions, and nothing else.

Optional: write "updates: yes" if you also want occasional product news. That is separate, and replying "stop" ends it at any time.

Is anything free?
Yes, the basics. Without a plan you can look up 10 parcels a day and see the parcel, its buildings, the zoning use and how many constraints were found. The analysis — development score, buildable envelope, zoning limits and constraint details — is Pro. Pro is paid monthly, up front. If it is not for you, request a refund within 14 days of your purchase and you get the full amount back — even if you have already used it.
Is VAT included?
Yes. The price shown is the total you pay. Paddle, our Merchant of Record, works out the VAT for your country at checkout and issues your invoice; the total stays the same.
How is it billed?
Monthly. The subscription renews every month until you cancel it.
Do I need a company or VAT number?
No. The plan is for one person, for personal or professional use: you need an email address and to accept the terms, nothing more.
What's live data versus sample right now?
Parcel boundary, area, buildings, site constraints (flood, heritage, Natura 2000) and zoning (the omgevingsplan via DSO-LV) are live open government data — zoning is an interpretation of the published rules, not a determination. Grid capacity and soil records are not included: their reuse terms for this use are not confirmed. WOZ data is unavailable: we have no verified source for it yet, so no monetary value is shown. Every panel carries its own live / sample / unavailable label.
Is Zonavra a government service?
No. Zonavra is not a government service and is not affiliated with the Kadaster or the Omgevingsloket. We read open government data and put it together on one screen. What legally applies to a parcel is in the municipality's omgevingsplan, which you can read in Regels op de kaart in the Omgevingsloket. Guidance from open data, not a legal decision.
Why do I see “Indeterminate” instead of a development score?
We only give a score when it can be justified: the plan must give one clear use and limits for the whole parcel, the heritage check must have succeeded without a rijksmonument or beschermd gezicht, and the building data must be complete and belong to this parcel. Many municipalities have not yet published their plans in that structured form. You then see the facts and rules that are known, plus “Indeterminate” with the reason. Better honest than a guess. Does Zonavra tell me whether I can build without a permit?
No. Whether an extension, a dormer or a shed is permit-free depends on national rules and the omgevingsplan. Use the Vergunningcheck in the Omgevingsloket for that. Zonavra shows the zoning use and, with Pro, the building rules from the plan. Guidance from open data, not a legal decision.
Can I buy reports or exports?
No. Zonavra Pro is for viewing on screen: it includes no downloadable or printable reports or data files, and none can be bought separately. Screenshots are fine.
Can I cancel?
Yes, any time in your account. Cancelling stops the next payment and you keep access until the end of the month you paid for. Changed your mind within 14 days of buying? Withdraw from the contract on the same page and you get your money back in full. Refunds are paid by Paddle.
Do you have an API or enterprise plan?
Not yet. Zonavra has no API, no bulk-lookup service and no SLA today, and it shows no owner or price data. If you need one of these, tell us what for — nothing is promised until it exists.
