What is actually live

Every fact names its source

Each layer names the register it came from. Derived figures — the score, the envelope, the ranking — are Zonavra calculations and are labelled as such, and anything not connected or not cleared for reuse is left out and says so rather than being filled in.

The development score, the buildable envelope and the scan ranking are DERIVED from zoning — they are exactly as trustworthy as the row above, and carry the same caveat.

What it does

Everything you need to qualify a site

Not just a parcel viewer: each layer answers a real question about what can be built.

Development-potential score

A first read on whether a parcel is worth pursuing, reasoned from spare capacity against the zoning ceiling — and, where the limits are unknown or a monument is flagged, an explicit “cannot assess” instead of a guess.

Zoning & buildable envelope

The plan's use designation and, where it publishes them in structured form, height and coverage limits — with Zonavra's envelope estimate. A starting point, not a planning determination.

Lot lines, aerial & 3D buildings

Parcel boundaries and area from the Kadaster's cadastral map over an aerial basemap — indicative, not a cadastral measurement — with optional 3D building extrusions for quick massing context.

Site constraint screening

Flood-risk zone, heritage and Natura 2000 flags from the national registers, on one screen — first checks, not a determination. Grid capacity and soil are not included yet.

Region scan & rank

Sweep an area and rank parcels by development potential where the plan publishes its limits, so you find the promising plots instead of checking them one by one. Parcels that can't be assessed are listed separately.

Projects & watchlists

With Pro, group parcels into projects and watchlists with a status and a note per site, kept in your account. Projects are personal and are not shared with a team.

On screen — no downloads

Results are for reading on screen. Zonavra does not produce PDF or printable reports, or CSV, GeoJSON or DXF files, on any plan. Screenshots are fine.

Credited public data

Every source is credited with its licence, and sources whose reuse terms are unconfirmed are left out. No owner names or sale prices are shown.

Who it is for

Who it's for

One question — “what is possible on this parcel?” — for anyone weighing a home, a plot or a renovation.

Homeowners

See what the plan allows on your own plot — height, coverage and the constraints — before you call an architect or the municipality.

Buyers

Check a house or plot before you bid: what is built, what the plan allows, and flood, heritage and nature constraints.

Self-builders

Weigh a building plot, an extension or a renovation against the published plan rules before you commit.

Small private investors

A fast, sourced first look at a parcel's registers and zoning — a starting point for “what may be built here?”, not the answer.

How it works

From address to answer in three steps

  1. 1

    Search or click a parcel

Type a Dutch address or click the map. Zonavra pulls the boundary, area and buildings from live open data.

  2. 2

    Read the score & envelope

See the zoning designation and site constraints together and — where the plan publishes its limits — the development-potential signal and buildable envelope, each labelled with its source.

  3. 3

    Save & scan

Add it to a project and scan the surrounding area for more.
